Booking & Responsibility: *Primary guest must be 22+ and present for the entire stay. *Primary guest is responsible for all guests, behavior, damages, and rule compliance. Occupancy & Visitors: *Max 15 guests at all times. *No unregistered guests, visitors, parties, events, or gatherings without prior written approval. Quiet Hours & Neighborhood: *Quiet hours: 10:00 PM – 8:00 AM. *This is a residential area — no loud music or disruptive behavior at any time. *Keep outdoor noise and hot tub use quiet, especially at night. Hot Tub: *Follow posted rules; use at your own risk. *No glass, food, smoking, or over-capacity. *Cover after use. Misuse or damage may incur fees. Smoking: *No smoking or vaping indoors. *Outdoor smoking only, away from doors/windows. *Indoor smoking results in a minimum $1,000 cleaning fee. Pets: *One dog only, with prior approval. *Pets must be crated if left alone. *Use furniture covers if pets are on furniture. *Guests are responsible for all pet-related damage or extra cleaning. Parking: *Park only in designated driveway areas. *Do not block neighbors, access roads, or snow removal areas. Property Care: *Treat the home with care; do not move furniture. *Report any damage promptly. Safety & Monitoring: *Exterior cameras monitor noise, occupancy, and property protection. No interior cameras. Tampering with safety devices or cameras results in immediate termination. Violations may result in immediate cancellation, loss of remaining nights without refund, and additional fees.

You have access to the house, the front yard, and the back yard. Guests do not have access to the 3 car garage, or the greenhouse.
